Rental Guidelines
We appreciate your interest in leasing a home from us, and we look forward to helping you make yourself home in Bartlett. Here's what you need to know to get started.
- A credit check is required - bad credit history does not automatically disqualify you but we are looking for at least 2 years of good reports from previous landlords or lenders. The application form is here.
- We report payment history on tenants credit file.
- There is a $50 application fee to cover the cost of credit checks, etc. If you lease the home, the $50 will be credited to your first months rent. You can pay the fee here
- A lease agreement is required, minimum of 12 months.
- $990 deposit in cash or good as cash funds is required from approved renters before possession of the home will be given. Personal checks require up to 7 days to verify. Cashiers checks must be management verified by issuing bank before acceptance.
- Washer/dryer are not included with home. Hookups are available.
- Refrigerator available with home for $10 a month.
- Basic lawn care is tenants responsibility (mowing, trimming bushes, etc). Major tree trimming, topping, etc is landlords responsibility.
- Pets allowed with additional pet deposit and additional monthly surcharge.
- Tenant is NOT COVERED BY LANDLORDS INSURANCE. Tenants desiring insurance should check with local agents for "Renters Insurance".
- In compliance with Federal Law, when you lease a home you must be provided safety information on lead paint hazards. This home was built in 1986 and does not contain lead paint, but by law you will receive the information. Lead Based Paint
- Unless you prefer a different due date, rent is due the 1st of each month. 5% late fee if payment is not received by 7pm on date due.
